New subdivisions are popping up all over town because homes in Austin give more value for the dollar than most major cities, a major realty group says.
The signs are all over town. Housing in Austin is in demand. While real estate growth in other parts of the country cooled, Austin is booming and buyers are getting more bang for their buck.
"Austin is a bargain compared to other metropolitan areas," Vanessa Bivens of Coldwell Banker said.
Coldwell Banker released a Home Price Comparison Index that compares the prices of 2,200-square foot homes in 384 cities around the nation. Austin's market is healthy for both buyers and sellers, according to the study.
"There are just the right amount of homes on the market, so we are not like the rest of the country," Keller Williams Realtor Amy McDonald said.
Not even like the rest of Texas. A 2,200-square foot house is most expensive in Dallas, averaging about $288,000. And in Killeen, the least-expensive city, that same home would cost $140,000. The home price comparison index ranks Beverly Hills as the most expensive market to buy a home at $1.8 million and North Dakota as the least expensive at $132,000.
"I get sticker shock on both sides. I get people who can't believe how inexpensive housing is. They come from big cities," McDonald said.
She also gets people from other parts of Texas, like Houston, who believe housing it too expensive.
While many buyers are living their dreams of home ownership in Austin many have had those dreams shattered.

"[There's] one foreclosure for every 142 households," Sally Borie of Consumer Credit Counseling Service said.
Austin is now fifth in the nation for home foreclosures during the second quarter of this year. People move into homes that seem affordable at the time but they end up breaking the bank.
Even with that word of caution there is no sign of the housing market in Austin slowing down anytime soon.
